In 1999, the City of Isle of Palms purchased the marina facility located at the confluence of Morgan Creek and the Atlantic Intracoastal Waterway. The floating docks at the marina are approximately 30-year old timber framed docks. 

The FY21 Budget includes funds to replace the aging docks, including the fuel dock, fuel hut and marine utility infrastructure, located along Morgan Creek. This project also includes needed maintenance for the bulkhead.

The project involves the construction of Phase I and Phase II of the approved conceptual plan of the dock improvement project. 

The City expects to award a contract by the end of September and construction to begin after September 30, 2020. The project is expected to take approximately 5-6 months to complete.

Marina Dock Rehab Update - October 2021

Dock Area C – (Restaurant and Face Docks)

  • Electrical cover plates for the remaining areas of the Restaurant and Face Docks, and all of the cover plates for Charter Docks expected to arrive Monday, 10/18. Contractor has been waiting for this shipment since June.
  • Fire standpipes will be straightened and all 4 will be recoated
  • Salmons addressing freeboard issues on 2 locations. Spacers between dock and floats will be replaced.

Dock Area B (Charter Docks)

  • All piles driven and docks installed. Area B has been turned over to electrical and water utility contractors.
  • Approximately 2-3 weeks for completion.


Dock
Area A (Fuel dock)

  • Original and revised completion scheduled was pending availability of materials.
  • Delivery of fuel platform expected 11/15. Platform and docks need to be assembled in Salmon’s shipyard.
  • Demo of fuel dock and hut scheduled for 11/29.
  • Petroleum Marine scheduled to remove dispensers and secure fuel system on 11/15.
  • Installation of fuel platform and docks between 12/1 – 12/15
  • Construction of fuel hut scheduled 12/15, followed by fuel system installation and utilities.

Dock Area C – (Restaurant and Face Docks)

  • Connection to the potable water service at the meter/backflow preventer has required the replacement of various inground materials that were unforeseen before excavation
  • Pressure testing and disinfecting is ongoing
  • Bacterial testing scheduled for week of 9/20

Dock Area B – (Charter Docks)

  • Salmons will demo the existing “Charter” dock when both Restaurant and Face docks are fully functional for use and turned over to MJV
  • All major materials necessary to construct the docks are on site at shipyard, except gangways

Dock Area A (Fuel dock)

Structurmarine continues to seek out alternate suppliers for specific aluminum extrusions required to fabricate the fuel hut platform that are currently not available in Canada due to ongoing supply chain issues directly related to COVID-19.  The fabrication of various floats for the Fuel Dock and Fuel Hut Platform are currently in the works, but cannot be completed and delivered until the subject aluminum extrusions are available.

Dock Area C (Restaurant and Face Docks)

  • Punch list inspection scheduled for week of 8/16 prior to turnover
  • Portable water system not yet fully connected or tested (subcontractor man power issues)
  • Fire suppression almost complete. Final bracing of standpipes and pressure testing pending.
  • On site meeting with Fire Department pending prior to turnover

Dock Area B (Charter Docks)

  • Salmons will demo the existing “Charter” docks when both Restaurant and Face docks are fully functional for use and turned over to Marina Operator
  • All major materials necessary to construct the docks are on site at shipyard, except gangways

Dock Area A (Fuel Dock)

  • ATM received revised submittal of fuel dock from Structurmarine. 
  • Fuel hut construction contractor reviewed final design plans for the fuel hut and provided updated price above the approved amount. Meeting is being scheduled for week of 8/16 to discuss updated pricing and identify items to modify.

Dock Area C (Restaurant and Face Dock)

  • Salmons remobilized to the marina site on Monday, July 12th to begin installation of gangways platforms and permanent gangways. Pile caps will also be installed if their arrival coincides with mobilization timeline.
  • Electrical components proceeding according to plan.
  • Flexible connections from the 2” potable waterline to the hose bibbs on the power pedestals and the 4” flexible connection from the bulkhead fitting to the dry standpipe fire protection system currently installed under the docks are currently at a standstill due to the unavailability of previously approved materials. Salmons and ATM collaborating on possible alternatives in material selection.

Dock Area B (Charter Docks)

  • Salmons will demo the existing Charter dock that parallels the boat ramp and install the new replacement "staging" dock. A temporary gangway will be utilized to access this dock, which will be used exclusively to assist folks launching and recovering boats at the ramp.
  • No other work will be performed on the existing Charter Docks until both Restaurant and Face docks are fully functional for use. 

Dock Area A (Fuel Dock)

  • Fuel hut design completed and building permit issued by IOP Building Department.
  • ATM in receipt of submittal package for the fuel docks and fuel platform from
    Structurmarine, the dock manufacturer.
