The City of Isle of Palms owns the Isle of Palms Marina located on 80 41st Avenue. The site includes a waterfront restaurant on the Intracoastal Waterway, one of the best breathtaking public restaurant sites in the Lowcountry. The restaurant site includes a dedicated dock space along the Intracoastal Waterway and is adjacent to the Isle of Palms Marina and Market Store. 

The City is eager to welcome a partner to create a family friendly restaurant for residents and visitors to enjoy. 

After a comprehensive negotiation process, City Council approved a lease with the IOP Families Group, "Marker 116 LLC" for the operation of the IOP Marina Restaurant. The new tenants will renovate the building and plan to open a new restaurant early 2022.

  • Construction complete
  • Staff coordinating final walkthrough, inspection and report from Insight Group, third party construction management contractor hired by the City to oversee construction and compliance with permits.
  • Restaurant opening week of May 9th

  • Finishes are complete
  • Floors have been sanded and refinished
  • Electricians and plumbers are tying all kitchen and bar equipment to be ready for SCDHEC inspection this week
  • Building Inspector and Fire Marshall scheduled to conduct a full inspection prior to opening date
  • Potholes, resurfacing parking lot and construction of dumpster pads scheduled for this week
  • Actual opening date contingent on SCDHEC permit

  • Electrical work finished with exception of connections to mechanical units on roof

  • New entry door is on site and ready to be installed
  • Kitchen equipment is being receiving now with additional equipment on the way
  • Heating and cooling equipment is 90% complete and being worked on now
  • Work in the parking lot and patios begins in the next two weeks

  • Electrical handhole has been swapped by Dominion with a flush mount box for new service
  • Electrical – waiting on the delivery of the main distribution panel
  • HVAC ductwork complete and all units are installed on the roof
  • Kitchen hood delivered and starting install
  • Bathroom tile is complete except accent tile over the counters
  • Starting construction on bathroom counter and toilet partition
  • Drywall is almost 100% and all FRP is installed in the kitchens and server areas
  • Plan to start ceiling grid week of January 24
  • Interior shiplap and trim is complete
  • Finishing out entry trim work and bars in the next 2-3 weeks
  • Starting interior paint week of January 24
  • Metal roof almost complete - trim should be completed next week
  • Exterior pavers starting the week of January 24
  • Back deck cable rails in progress—switching to front areas after completion
